“Someday” and “Tomorrow I Will” share an apartment in the building that “Action” and “Intention” own.

I am a big believer is measuring twice and cutting once, but some investors measure, measure, measure and then BOOM, someone buys their deal.

The best advice I can give any investor is to set up a personal template for underwriting based on their targeted return and then quickly run deals through it to see which ones require further study.

If it won’t fly on the back of an envelope, it won’t fly in the real world either.

Detailed analysis is important.  Make sure you count the costs before you go.
