I have attached the update of the chart that shows how $/sqft values have changed since 2006.

This is an extremely important chart.

This chart looks at Single Family Dwellings only and good for Sellers or Potential Seller to study.
It compares the April through Sept closed sales from 2006 to 2014.
SELLERS PAY ATTENTION TO THIS INFORMATION!
You may all be hearing that our median sales price is back up to higher than it was in 2006 and 2007.  And that is true.
Our median sales price in 2014 was over $220k.
It was only $210k at our previous peak in 2007.
But the value according to $/sqft is not back there yet.
Overall $/sqft of all the MLS sales is about the same as it was in 2006.
But most individual areas are still showing a loss.
Most MLS areas have lost between 5-15% in $/sqft since 2006.
We’ve made up a lot of ground that we lost in 2008-2010.
But we’re not quite back to the $/sqft values of 2006.
A few areas have gained some $/sqft amazingly.
You need to talk to a REALTOR to truly understand the value of your property to understand how to price it.
Some folks may even increase their asking price if they have allowed time to pass since their last listing.  Some clients of mine recently experienced this in I’On in Mt.
